Brooks Brothers relocating to Phillips Place

Brooks Brothers is moving from SouthPark mall to Phillips Place, with plans to open the new location next spring, says Lincoln Harris, which manages and leases the upscale mixed-use center on Fairview Road. The store's main entrance will be in the space currently occupied by Modern Salon & Spa, which this fall will move down the street into a space next to Upstream restaurant.

The nation's oldest clothing retailer, Brooks Brothers sells classic-styled clothes for men, women and children.

It'll give me another reason to visit Phillips Place, but as an out-of-town shopper, I'd much prefer Brooks Brothers to stay at SouthPark. It's a lot more convenient to not have to jump back in the car to shop there.

I'm sure the rent at PP is SIGNIFICANTLY lower than at SouthPark. And I think most Brooks Bros' customers purposefully plan to go there, as opposed to just popping in on a whim because they see it in the mall. So I think the decision makes sense.

I don't the rent is any lower at PP. They have a history of tenants that don't stay very long. What they do have that SouthPark doesn't have is a available prominent location within the center. BB's location used to be at Belk's main entrance. Now it's the secondary mall entrance with all the action going on in the upscale wing, which has no suitable vacancies.

I guess the new location up at Phillips Place is bound to attract more customers as its main entrance is at a more open space. I guess the location chosen is not only based on whether or not there are customers but also whether or not there is ample space for existing products and extra storage for new and upcoming products.
